How We Work…
* We locate under value properties through different sources, via. reo’s, bank owned, auctions or homeowner that are in a distress situation. Then we negotiate a purchase price at the lowest possible price. Normally as an investor our rule of thumb is to buy between 65%-75% of current maket value.
* Our contracts are written with the buyer being an entity.
* As an investor, you will acquire the property from us through an "Assignment Of Contract" or buy the house directly from us.
* If you buy through an assignment of contract, you will "take over" the contract for an assignment fee payable at closing and funding.
* If you are a real estate agent, working with an investor, due to the property being sold at discount prices buyers would have to pay agent commissions.
* If you decide to purchase a property from us, all deals are purchase as-is, so all waivers will be signed. Please sign and return the all contracts, along with earnest money and Proof of Funds. Title will be seller choice for quick closing.
